Site evaluation, soil testing coordination, and feasibility analysis. Architectural design (in-house for projects under 6,000 sq ft, partner architects above). Structural and MEP engineering coordination. Permit acquisition and inspection management with the City of Atlanta and Fulton County.
Foundation, framing, dry-in, MEP rough-in, insulation, drywall, interior and exterior trim, cabinetry, tile, flooring, paint, landscape coordination, final inspection, and the most thorough punch-list walkthrough you've ever experienced.
Budget range: $450,000 to $2.4 million. Square footage: 2,200 to 7,500. Timeline: six to fourteen months from groundbreaking, depending on size and complexity. We typically run two to four custom homes simultaneously to maintain quality oversight.
Allowances are itemized in the contract — cabinetry, fixtures, lighting, appliances, flooring — with the dollar amount reserved for each. If you spend less, you keep the difference. If you spend more, you sign before we order. No allowance ambiguity, no end-of-project surprise invoices.
