Are you licensed and insured?
Yes. We hold an active Georgia residential and general contractor license (GC-2014-08731), $2M general liability coverage, full workers' compensation on every employee, and a $250,000 surety bond. License and insurance certificates are in your project portal before contract signing.
How do you charge for projects?
Most of our work is fixed-price or guaranteed-maximum-price. For complex remodels with significant unknowns behind walls, we may use cost-plus with a transparent markup written into the contract. We don't do time-and-materials open-ended billing — it's bad for clients and bad for trust.
How much does a kitchen remodel typically cost in Atlanta?
A typical mid-grade kitchen remodel in Metro Atlanta from MegaBuilders runs $58,000 to $145,000. The biggest variables are cabinet grade, countertop selection, appliance package, and whether plumbing or electrical is being relocated. We'll give you a verbal range during the consultation visit.
How long does a custom home take?
Six to fourteen months from groundbreaking, depending on size and complexity. Pre-construction (design, engineering, permitting) typically adds another 10 to 18 weeks before that. We'll give you a written schedule with major milestones at contract signing.
Do you work outside of Metro Atlanta?
Our shop is in East Point and most of our projects are within a 30-minute drive. We'll travel further for the right project — typically anywhere within a 90-minute radius for projects above $250,000.
How do change orders work?
Every change order is in writing, signed by you, and dated before any work on it begins. The change order shows the scope, the cost impact, and the schedule impact. We never start changed work and bill you later.
What's your warranty?
Ten-year workmanship warranty on every project, in writing, transferable at resale. Manufacturer warranties pass through on materials (typically 25–50 years on roofing, 10–25 years on cabinetry, lifetime on most plumbing fixtures). 30-day, 6-month, and 11-month proactive warranty visits included.
Can I see one of your finished projects in person?
Yes. Many of our past clients are happy to show their finished home or business to qualified prospects. Ask us during the consultation visit and we'll arrange a referral visit.
Will you work with my architect?
Absolutely. We work with architects across Atlanta, including Surber Barber Choate & Hertlein, Pak Heydt, and a number of independent residential architects. We also have in-house design support for projects that don't yet have an architect engaged.
How do you handle dust and mess on remodels?
Sealed plastic dust barriers between work zones and the rest of the home. Floor protection on every surface the crew walks across. Daily site clean-up before crew leaves. Final professional clean before walkthrough. You shouldn't have to live in a construction site while we work.
How do payments work?
Payments are tied to verifiable project milestones written into the contract — not to weekly invoices. Typical milestones include contract signing, permit issued, foundation poured, dry-in, MEP rough-in inspection passed, drywall complete, substantial completion, and final completion. We never ask for more than 5% upfront.
Do you offer financing?
We don't offer in-house financing, but we work regularly with several Atlanta construction lenders and home equity providers and are happy to make introductions. We also accept payment from client construction draws on bank-financed projects.
Can I supply my own materials or fixtures?
Yes, with a few caveats. We'll need to coordinate timing carefully and you'll be responsible for warranty if a client-supplied item fails. We can't warranty workmanship on installed fixtures we didn't supply if the failure traces to the fixture itself.
What's the difference between design-build and design-bid-build?
In design-build, the same firm designs and builds your project under one contract. In design-bid-build, you hire an architect first, then bid the drawings to multiple contractors. Design-build is typically faster and has fewer cost surprises; design-bid-build allows price competition between contractors. Both are valid — we'll help you pick the right path.
How do I get started?
Call us at (404) 313-0173 or fill out the form on our contact page. We'll set up a 15-minute discovery call within one business day, and an on-site consultation within two weeks if there's a fit.
Do you build ADUs or in-law suites?
Yes — accessory dwelling units are one of our growing service lines. We handle architecture, permitting, separate utility connections (where required), and full construction. Typical ADUs we build run 400–900 sq ft and $185K–$320K depending on finishes and site conditions.
