The Habersham Residence — anatomy of a custom home.

The Habersham project started with a phone call in March 2023. The clients — a family of four relocating from Charlotte — had bought a tear-down lot in Buckhead and wanted a 4,800 sq ft modern transitional home with a particular focus on natural light, a flexible primary suite, and a gourmet kitchen.

The numbers.

Budget: $1.85M target, $1.92M final (3.8% above target — within our standard 5% tolerance). Square footage: 4,800 conditioned, 6,200 total. Bedrooms: 5. Bathrooms: 4.5. Construction timeline: 11 months from groundbreaking to move-in. Permits: City of Atlanta, with Buckhead historical overlay review.

What went well.

Pre-construction took longer than the clients wanted (14 weeks instead of 10), but it caught a foundation issue with the original architectural drawings that would have cost roughly $40,000 to remediate mid-construction. The longer pre-construction phase saved both schedule and budget downstream.

What we’d do differently.

The cabinetry order went out three weeks later than ideal because of a finish selection that took the clients longer to settle on than budgeted for. On the next project we’ll require finish selections committed earlier, with built-in alternates pre-approved.
