A local contractor knows your jurisdiction’s permit office, the supply houses that actually have stock, the plan reviewer who flags unusual roof pitches, and the inspector who shows up at 7am sharp on Tuesdays. That institutional knowledge is invisible until you’re trying to close out a project two weeks behind schedule because someone shipped you the wrong window package.
It also means your warranty is meaningful. When something needs adjustment in year three, we’re still here, still answering the same phone, still driving the same trucks. National general contractor brands rotate field staff every 18 months on average. Family-owned local firms don’t.
