Adding to your existing home is almost always more cost-effective than buying a bigger one — and you keep the neighborhood, the school, and the trees you planted ten years ago. The trick is doing it in a way that looks like it was always there.
Our additions clients tend to fall into three buckets: families that need a primary suite, empty-nesters that want a sunroom and home office, and parents adding an in-law suite or ADU. We’ve done all three many, many times.
Second-story additions over existing one-story homes (typical: 1,200–2,200 sq ft, $260K–$520K). Primary suite additions including bath and walk-in closet (typical: 600–950 sq ft, $145K–$280K). Sunrooms and three-season rooms (typical: 220–450 sq ft, $48K–$110K). Accessory dwelling units, fully permitted with separate utility connections.
The roof has to tie in cleanly. The addition’s foundation has to settle compatibly with the existing one. The new HVAC has to be sized for the combined load, not just the new square footage. The exterior finish has to match a 30-year-old siding profile that’s no longer in production. Every one of these is a place where less-experienced contractors create future leaks, cracks, and comfort problems. We solve them up-front in pre-construction.
Additions almost always require structural engineering, zoning review, and HVAC load calculations alongside the standard building permit. We handle all of it, typically from contract signing to permit-in-hand in 6–10 weeks depending on jurisdiction.
